Argentina Property Prices: How Foreign Buyers Should Compare Value

A single national price-per-square-metre figure can create false precision. Useful valuation starts with a narrow comparable set and an explicit record of what each number represents.

Build a defensible comparable set

Start with the same neighbourhood and, where possible, the same building category. Compare covered and uncovered area consistently. Separate renovated from original-condition units, high floors from low floors, open views from internal orientations, and full-service towers from conventional buildings.

Remove obvious duplicates and stale advertisements. If one property appears through several brokers, do not count it several times. Confirm whether parking, storage, furnishings or terraces are included and whether the published surface can be reconciled with plans and title information.

Separate four different prices

Official Buenos Aires City series identify their data as publication prices. That transparency is valuable: the figures can show direction and relative differences, but they should not be presented as universal closing prices. A serious report states the source and limitation next to the number.

Turn comparison into an offer decision

The final valuation range should show adjustments rather than hide them. Explain the effect of renovation, monthly charges, special assessments, parking, light, noise, floor, outdoor space, building management and title or plan issues. A precise number without this reasoning is weaker than a transparent range.

Before an offer, refresh the comparable set and ask the listing professional to confirm material changes. If the property is being purchased for income, run a separate operating model using conservative rent, vacancy, management and repair assumptions.

How often should a price guide be updated?

Update whenever the source period, currency context or comparable inventory changes. Every table should state its source date.
