At the top of the market, two properties with similar photographs can differ materially in privacy, technical quality, management, documentation and resale depth.

Direct answer

Luxury buyers should investigate the asset as a private operating system: access, security, staff, building management, backup services, technical condition, recurring cost and evidence of quality. Scarcity claims and confidential-listing language still require documentation.

01

Define luxury in operational terms

A high asking price is not a quality standard. In a Buenos Aires tower, luxury may mean privacy per floor, elevator configuration, generator coverage, water systems, acoustic separation, parking circulation, service access and consistently funded management. In a country estate, it may mean access, security, water, staff housing and maintainable systems.

Create a written specification before touring. This prevents finishes and staged photography from hiding compromises that matter every day.

  • Arrival and privacy
  • Light, views and acoustic control
  • Mechanical and backup systems
  • Security and staffing
  • Parking, storage and service circulation
  • Management records and capital planning
02

Handle off-market claims carefully

Some high-value properties are marketed privately, but confidentiality should not remove accountability. Confirm the intermediary’s authority, current terms and the information that can be shared before the buyer incurs travel or advisory expense.

Use controlled disclosure where appropriate, but do not accept vague property identity, unverified ownership or pressure to move funds as the price of access.

03

Inspect replacement cost and resale depth

Imported finishes, custom systems and large areas can be expensive to repair or replace. Identify product models, service availability, warranties and local substitutes. Review the building or estate’s capital plan and special assessments.

For resale, compare the property with the narrow audience that can both afford and operate it. A unique feature adds value only when the future buyer understands and wants it.

Questions buyers ask

Important questions before you commit

Are luxury listings always publicly advertised?

No, but private marketing is not a substitute for confirming authority, terms and documentation before spending or committing.

What should I request from a full-service tower?

Request current fees, recent statements and assessments, service scope, building regulations, reserve and major-work information, plus unit-specific documents advised by the buyer's professionals.

Can Own Argentina represent a property as verified?

Only after current availability, asking terms, authorized contact and essential listing facts have been dated and attributed. Independent legal and technical diligence remains separate.
