Choose the strategy before the property
Long-term residential, temporary furnished rental, student housing, commercial use and land appreciation are different strategies. Each has a different tenant base, turnover, furnishing requirement, management load and legal exposure. Do not use short-stay nightly rates to justify a building that restricts that activity.
Define the target tenant, realistic lease length, owner involvement and planned holding period. Then search for properties that fit the strategy rather than reverse-engineering a strategy around an emotionally attractive listing.
Build a conservative operating model
Run base, downside and severe-downside cases. Test lower occupancy, slower rent collection, a major repair, currency mismatch and a longer resale period. If the investment only works under the most optimistic nightly rate and zero vacancy, the analysis is not robust.
Keep tax treatment outside generic marketing. Residence, ownership structure, income type and treaty considerations can change the result; obtain written advice for the actual investor.

Underwrite the exit
Estimate who is likely to buy later and what evidence they will demand. Standard layouts, sound documentation, manageable fees and good building operations usually broaden the audience. Highly customized renovations, unusual ownership arrangements or operational problems can narrow it.
Document improvements and maintenance. A future buyer should be able to understand what was changed, when it was done and which approvals or plans apply.

Is short-term rental always allowed?

Should I buy through a company?
Entity ownership can alter tax, compliance, succession and administration. It should be designed with current Argentine and home-country advice, not selected from a generic article.
